Project University Residence Jaume I
Fire protection conditions of the building

Project details:

Date:
2025

Customer:
Sutega

The intervention focused on a university residence built in 2002, with capacity for several accommodation floors and common areas (dining hall, study rooms, gym, and services). The developer requested a comprehensive review of the current fire protection conditions of the building, with the objective of improving occupant safety and adapting construction elements to current regulations. The scope included both visual inspections and test openings on slabs and vertical walls, which made it possible to detect deficiencies in the compartmentalization of rooms, access doors, and service penetrations that compromised fire sectorization.

Project Objective

The main objective was to evaluate, improve, and adapt the building’s fire protection conditions, ensuring regulatory compliance and reinforcing the safety of students and residence users.

Through a thorough technical review, inspections, and improvement measures, it was possible to optimize sectorization, evacuation, and fire resistance of different construction elements, thus providing the property with optimal safety and protection conditions.

Key actions included the replacement of protected stairwell doors to strengthen evacuation routes, and the sectorization of elevator spaces, ensuring their independence in case of emergency.

Role as Project Manager

My responsibility in this project was to coordinate and supervise all activities from the diagnostic phase to the final implementation of Phase 1, including:

  • Comprehensive project management, ensuring technical and regulatory consistency.
  • Coordination between the developer, design architects, and contractors.
  • Schedule control and optimization of the work plan.
  • Supervision of sectorization, replacement of elements, and reinstatement of fire protection systems.
  • Ensuring smooth communication among stakeholders and safeguarding user safety during works.

Responsibilities and Deliverables

MIn Phase 1, all planned interventions were completed within schedule, ensuring an efficient and consistent execution. The interventions reinforced building safety in critical areas (stairwells, elevators, common areas), significantly improving occupant protection. A solid technical and documentary basis was established for subsequent phases, aligned with the overall project objectives.

Finally, regulatory compliance of all executed interventions was ensured, facilitating the process towards final fire safety certification of the university residence.
